I am planning to get my license as soon as I turn 18 and I was wondering if there is any way I can get involved in real estate while being under 18 and with no license but I also want to get paid?

Current value of paid off property is roughly 350k , looking to borrow 75k-100k down payment to  purchase a 275k commercial property.

I paid it off within the year, so it cost me no interest. 

Personally I think this is where a lot of sale lease back programs fail the seller.

It sounds like a single family house where you will be living in the house(personal use).Therefore, you may not be getting the tax benefits you think you are.Consult an accountant.I am not sure why your sister would agree to this as well, she is losing $170,000 in this transaction and she faces the possibility of you increasing her rent.You also have to charge market rent or close to market rent or it is all deemed personal use.
