Just keep in mind that there are further steps you'll want to keep to minimize the possibility that your entity is ignored for this kind of personal liability (say, if you were the person who didn't properly clear snow, or if your finances and the LLC's are comingled).And I agree with @Chris Seveney, insurance may provide adequate protection based on what's available to you.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Whether it’s finding deals, running numbers, or just exchanging ideas, I’m always down to talk shop with like-minded investors.

Keep in mind the potential for higher renovation costs due to older properties and the local landlord-tenant laws.Good luck! 

@Sarah HartsteinThe way you spoke so highly of your success embodies what investing is all about.The more I research investors who are successfully investing outside the country, the more I feel inclined to shift my goals toward international real estate investments rather than focusing solely on opportunities within the U.S.I will most certainly keep you in mind once I am ready to expand my portfolio! 

I get the same property sent to me multiple times and it just blows my mind. 

Keep in mind, while this is a local destination, it's a small town and not a *ton* of competition.  

I have been trying to keep an open mind while but I see a good amount of value in long-term rentals of SFH and multi family units.
