The deals not going to get better because of the questions you ask, but we look for three main things from an investor: 1) Liquitity/Financial Assets, 2) A good credit score, and 3, and this is a big one, Experience.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

I use the TX bookkeeper @Chris Seveney is referring to for my main entity, but I use WaveApps for all my other entities, and they have a free plan, and also a wizard that can help you set up your chart of accounts. 

My clients are mainly real estate developers, PE funds and individual investors doing syndications and my core skill is in real estate valuation / due diligence across real estate asset classes. 

Yeah, after brokering 300+ DSCR loans, I'm finding they are good for 1-4 units mainly.

So i bought a home back in September 2022 in Kansas City Mo with 7.37% interest and I remodeled the home by putting a 2nd full kitchen and remodel the main bathroom almost putting close to $30k I have a remaining balance left of $275k in loan, I had to relocate to Dallas due to unexpected job transfers in 2024 May such a short notice didn’t want to put the MO home back on the market and loose money.

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes. 3) On the other hand, I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.

Is it mainly a sales pitch or is there good knowledge that you cannot find elsewhere?
