I dug a lot of answers out of the teams that came to look at it and know exactly what to do, the only thing is that I won’t be using their top of the line materials and plus, there’s always small little tricks (from experience) in any project to help improve the longevity.

@Ryan GroeneNot sure the type of waste treatment,it looks like a concrete pond in a fenced off areaLooking at the profit and loss statements for the past 3 yrs the park total expenses avg 387.00 per month That’s water/sewage and trash pick up , trash is 125.00 per month so I don’t really see the big expense I understand IF the system goes bad it would be expensive but it’s 10 yrs old so I Assume it has some Longevity left

The thing you need to watch out for with a large national firm is that your experience will only be as good as the sales rep assigned to you and many times these are not necessarily experienced senior consultants with longevity in the field.I'd focus more on experience and responsiveness than on location and you'll be fine.

I have good relationships with my vendors and was able to get it for only 82 cents/sf.The sweat I put in to the tasks that I was able to handle myself, allowed me to invest the saved capital into the mechanics and bones of the house (foundation, new roof, new plumbing, HVAC, etc.) and allowed me to get slightly nicer finishes than I would have put into any other investment property I wasn't intending on living in.The goal with this property was longevity, since I will be holding onto it in perpetuity.

@Sean AutryI've also seen a 120 lb German Shepherd mix do irreparable damage to 3/4 in. oak hardwood, too, but for my money, if you allow pets in your rentals, as we do, nothing beats semigloss oil-polyurethaned solid oak and ceramic tile for longevity, absolutely nothing by a long shot.I realize this is zero consolation for you at the moment, but I thought I'd contribute it here for others thinking about have pets in rentals.

For bathroom, ceramic tile is the best choice and the most longevity, next choice is vinyl.
