I have talked to Lima One and their quoted rates look pretty decent.

Lendinghome.com , finance of America lima one, etc.I prefer lending home fir ease and speed of closing .Your rents need to have gone up to justify increased price.

If it will cash flow as a long-term rental, you will have a lot of options (Lima One Capital, Lending Home, etc). 

@Kimberly Lima  Unlicensed wholesaling, as it's commonly described (get a property under contract that you have no intention of actually buying, find an end buyer willing to pay more, assign the contract and collect a fee) is illegal in Massachusetts - and most other states.

@Kristina PearsonThis sounds like a single family - you could do 15-20% with a investment loan, 1-5% down as an owner occ, or could go the hard money route such as Lima One or Aloha Capital.You could also ask the owner for seller financing.
