As a first property and to get the feel I would think a SFH is a conservative and normal approach, it doesn't have the potential cash flow of a MFH but also with that potential comes more risk, more costs and multiple tenants to juggle. 

But...My fear for your is if you try to manage the flip yourself while trying to juggle your W2 and your family, something will give.

Seems like you're trying to juggle a lot of moving parts here.

But you sound like someone who is willing to juggle some things to make it happen. 

I am SUPER newbie and juggling working full time and a 3.5 yr old and 7 month old so I've started by reading the BiggerPockets Rental Property Investing book , reading forums as much as I can and am going to pick a new book too.  

I've been juggling to find what the best way to build a portfolio.

But the concept remains the same, whether you have two properties or you are juggling many more. 

With time being my biggest asset as a college student, I'm taking advantage of the surplus I get at home rather than juggling football and remaining in great academic standards that comes with College. 

Just trying to juggle the different options and make the right decision.

It's difficult to juggle "weather, inspectors, subs, suppliers" and keep the guys busy all the time.
