Everything is so intertwined that we need to proceed with caution as investors.

Through out my few years of investing I have built a small team of investors and real estate professionals who bounce deals off each over time making me pretty intertwined with our market.

The new laws are very well defined, intertwined with other regulations and very difficult to be in the business of buying notes.

My current niche - acquisition of vacant land (in urban/residential rural areas) via tax liens & deeds, appreciate the value of properties I acquire (I own a permaculture company that installs food forests so I highly look forward to intertwining the worlds of regenerative ecology with real estate), and wholesale to buyers that want to either build and resell at  market value, or to homeowners that want to build a dream home on a property that comes with a biodiverse exotic fruit orchard (which can be streamlined as a side business or appreciated as an amenity that provides abundance for friends and family). 

Talk to a CPA.That aside, I wouldn't intertwine personal taxes in the IRR of the deal. 

@Julie PrewittSo, for a "commercial" policy, does the liability coverage intertwine with the landlord policy? 

I've found my passion as problem solving, investing and grit have always been separate concepts and never as intertwined as they are now. 

They are much more reasonable and are more intertwined in a community than some lender states away.

The reason is because intertwined finances is how lawyers pierce the corporate veil when suing an llc.
