(Yes it’s a thing there’s little sidewalk plows/snow throwers that the town will own.)The landlord is definitely responsible for snow removal from the rooftops which if it builds up can cause ice dams or worse collapse your roof.

i iknow of a couple investors who are members of those sites. i thought about it, but didn't when they couldn't tell me how many leads came in per month on avg.i like being in control of my own marketing and once u have it going consistently the phone will ring. the other leads are icing on the cake

Maintenance procedures such as snow and ice removal, steps and hand railing, etc. 

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective. 

Tenant emails saying the freezer is not keeping the ice cream frozen enough and a ceiling fan is not working.

Those offers never came, one was supposed to be from an affordable housing nonprofit that had access to 4.5% financing, but they put us on ice for a few months while we waited for their slow board aproval process, and then they had some sort of organizational staffing shakeup and recently told us they couldnt put an offer in.

If I get it, that is icing on the cake. 

I like to think of appreciation as icing on the cake. 

But I’ve also had to replace entire refrigerators because the ice maker cost $600 plus $250 in labor to repair/replace.

:Might as well go for it most tenants in c class areas are nuts anyway so the extra rent money is icing on the cake  LOL!
