I'm over on the West side partying with the hippies all the time. ;)Personally though, I want to keep all of my properties in a very small radius while I'm working a full time job.

It does not have the hippie-chic of Joshua Tree but like JT a few years ago, things are changing quickly.

We have stringent requirements for credit score in (above 650), and also have a strict policy for no-smoking or burning of anything (no incense or candles).

Two problems we've had with acrylic that were combined with the tub surround... tenant burning tea light candles on the soap dish burned a hole in the surround and another tenant couple (both overweight) who enjoy taking showers together caused the tub and surround to flex so it became detached from the wall.
