The fact that you think the tenant is a pain has nothing to do with how you maintain the property, you could be creating legal and maintenance problems for yourself by not taking action. 

With the most difficult buyers it can lead to last minute re-trades over inconsequential amounts of money but is just a pain to deal with.

Marie, you should be able to evict her because:1) violation of lease agreement (taking in several new people)2) modification of property without owner's consent (also causing a health hazard)
