Timelines, budgets, quality of finishes, they all need to go well for your exit and if your in bed with a GC that only cares about himself then all those things will not go right for you, but he'll still get his money.People really underestimate the following:1) The cash they need to close and carry the project2) How hard it is to have a GC stick to what they promise3) How long it may take to exit through a sale

Many carriers are including exclusions for GC commercial general liability coverage and professional liability coverage for engagements involving condos and even stricter exclusions when dealing with conversions.

Be prepared to match the finishes you see to obtain similar prices/values. 

One of my concerns is how and what would be the remedy if the buyer finished paying and something happened to the seller before the seller could sign off on the deed.

The expansive backyard includes a sparkling pool and large green area, ideal for gatherings.

I would include it either as a lump sum at closing for the amount which is easier than charging it back to them on a monthly basis.We have "investors" who own a % of each mortgage.

Look at their finishes and what they offer guests, use that as your baseline, then improve upon it.

Examples could include but are not limited to installing new/ improving driveways, clearing overgrown trails/ build sites, demolishing abandoned buildings, property cleanup, extending or having utilities pre-approved, etc.

Any specific contract clauses or safeguards I should include?
