Then the home was always used as a residence from time of purchase up until the last 2.5 years or so, which is NOT to be included as "non-qualified use", so the "Home" version should have 0 non-use days by the days owned, making my non-residence factor a big fat 0%, which multiplied by the gain makes my non-qualified use gain another big fat $0, meaning that my gain that is eligible for exlusion is 100%!!!!.......

If you want the best coverage in case something happens, call an independent agent and tell them you want a policy with Chubb...then be prepared to write a big fat check for that premium.As Dave Ramsey used to say, drive into any major city in the US and look at the names on the largest buildings downtown...usually either an insurance company or a bank, or both.

That happened after making 5 phone calls to their emergency repair department and threatening to sue them for refusing to grant me access to my property…my property manager contact was not picking up her cell phone stating that she does not pick up her phone on a Friday at 4:50 pm.

I don't recommend using cameras that work on cell phone networks as there is too much delay in the recording.

I just started and have already one property, have a series LLC (that property in one of the cell LLCs) and in the process of trying buy the second one I find I am more competitive if I offer cash and a quick close.... then I would like to get my investment money back (or 70-75% back) so I can continue buying other properties...From your original post I understand for point 2) and 3):- the reason for creating the LLC to loan your own money is to get 75% of the money you paid back pretty quick, but it is not going to give you more if ARV is way higher because you are restructuring a current loan right?
