I'm looking to use a "white" paint (or any off-white), that is:-most durable-easiest to clean-readily available-easy to do touch-ups withI had read that a "semi-gloss" would be good since it can be wiped down and cleaned easily, but I wanted to get everybody's opinion.

By far the most durable floor.

I can't speak on durability as it's only been about a year, but so far it's holding up.

It is more durable and slightly less expensive.

Given a choice between the three, I'd go engineered, so you have all the quality of hardwood in a more durable product.

I am always on board with getting a property and doing the rehab,that way I know what is/isn't done I control the quality of materials and often opt for more durable materials that will hold up for multiple tenants.Based on your numbers it sounds like your looking at a 4/ 2br?

Keep the insurance in the homeowners name (you become an additional insured), get a durable power of attorney from the homeowner, and make the payments on time!  

I echo Ryan's comment on AMI, they have been great to work with in the past and they understand real estate investment construction (where to spend money for return, where to save, and what finished are durable for renters).

He has same tenants for 6 years and place is in good condition, carpet is done going to put some kind of durable foor.
