Subject To agreements and/our lease option agreements

I'm looking to start a direct mail campaign. How do I go about creating a subject to our lease option agreement? 

Can anyone recommend a source to buy agreements from?

There are best practices to ensure that subject-to's don't result in a lender calling the mortgage.  Keep the insurance in the homeowners name (you become an additional insured), get a durable power of attorney from the homeowner, and make the payments on time!  Payments being made is the primary concern of the lender.

Sub2 deals are great on buy and holds in the Southeast. Even if there is little equity, if the homeowner hasn't run up a ridiculous reinstatement fee with the lender, there is usually a great Cash-on-Cash return.
