How about using SDIRAs not to hold assets but to operate businesses?

In my opinion, I like a cash asset, but they may be able to sell now, buy a smaller house for themselves, and a rental property or two in Texas.

I tell my clients to determine how much they have in personal assets - if they have more than $500K in personal assets, I always recommend an additional $1M umbrella.

My firm integrated the services together and our clients have loved the one stop shopping for all RE accounting, tax, asset protection and entity work. 

The entitlements would cost 50k to do. we'd make 2 million on the land if we do the deal. stick to the same market and same asset class. we do urban adjacent urban infill for midrise in hotels and extended stays and apartments in Columbus Ohio. what market are you in?

That being said, I don't have the information I would need to say for certain, but that sounds as if that's a high price for the asset you're considering to buy.
