This business is not as easy as depicted on HGTV...it's a super competitive and often slimy business with lots of new entries who are short on ethics, so you have to know in advance how to market, negotiate, draft a contract, protect that contract, get that contract to a title company, etc.

This may differ based on your geographic location, but under normal circumstances, taking pictures of conditions, objects, violations, and so on are okay as long as they do not depict anything personal in nature.In fact, from the details of your post, it appears you did a great job.

Again, I'm simply asking questions that could easily be cleared up by any professional with the right answers...and though the answer might depict a legal transaction it still might not make it ethically sound...Also, your reference to paying sellers too much speaks about your character and that you find it objectionable to take someone's hard earned equity.

Photos on Zillow or Trulia or even from wholesalers usually look great (and maybe they are) but they don't always depict the actual neighborhoods which could impact your rent, potential turnover or red flags.One more thing....BRRR'ing is C class neighborhoods is not a slam dunk in my opinion.
