Renovated the kitchens, new appliances, new counter tops.

I will have to provide and buy all the finishing (cabinets, countertops, tile, flooring, etc), but they demo and install everything.For the garage conversion, including the walk-in pantry and 2 bedrooms, the mini-split system, taking out the garage door and framing it and adding siding to look like the rest of the house, and add 1 window in each bedroom, the quote was $40k.I would love to get your opinions.  

However, it has a pretty decent size kitchen which really helps make up for the smaller "living room" area. the 2 bedrooms are decent sizes, and everything is completely updated (new floors, paint, SS Appliances, Quarts countertop, cabinets, etc).

I'm also going to add some outdoor(deck) space and update the kitchen with new cabinets and countertops(modernize) as well as take out the carpet and put down lvp flooring.

The pool boy can throw a few countertops on, fix the floors, paint the bedroom and flip the price up.

Did they use granite or quartz countertops, stainless steel appliance, etc...

If your competition has granite counter tops, you need granite.

It has granite countertops, brand new appliances, new kitchens and bathrooms, etc.

If you are okay with someone painting over your original woodwork (even though the lease says they can't) or ruining your marble countertops when they dye their hair (true stories) then you may be emotionally hardened enough to rent your original home that you have lovingly designed.Consider, also that at times you will have to carry two large mortgage payments and decide if you are willing to do that.
