I had to round up all kinds of evidence like power company records (showing two meters and two addresses to bill), testimonials from neighbors who have been there a long time indicating there has always been "TWO FRONT DOORS", county property tax records showing how it has always been billed, floor plans showing back to back kitchens on either side of the kitchen wall, and pictures in the attic showing the common DWV for both is in cast iron which was typical back in the days of original construction, as well as two electrical panels and showing pictures of EMT conduits coming up from both in the attic indicating again the wiring was done back in the days when EMT was common practice.

(when almost all new wholesalers don't listen because they think this is the way) The best strategy is to have a high marketing spend, good systems, and to be transparent about the fact that you don't have money to buy the deal and you are a conduit to buyers who you have on a list, which is why you get the fee in the middle.

Fortunately in all of the homes I have purchased they were built in the 1960s, 70s and back then at least here they used EMT conduits and metal boxes.

The wires are cloth-covered, but they are inside steel conduits, which run all the way back to the main panel.

Also, in a slab foundation the plumbing and electrical conduit run through the slab and the fire may have ruined those as well which could be a nightmare to trouble shoot.

This summer we were gutting the lower unit as part of an energy efficiency retrofit and rewired the entire building, plus moved the entrances from the back of the building to the front corner (which required installing 75' of buried conduit) ... the total bill was about 16K ... not cheap, but it would have been more if we were not opening up the walls in the downstairs unit ... being a balloon-framed house, between the attic and open walls on the first floor , it was easy to fish wires ... and then install all the fire stops.
