turnkey section 8 is not going to be like buying a brand new home there will always be differed items or stuff that does not work etc.. age of homes makes this impossible. then you add section 8 tenants and  there you go

You're investing in RE for long-term wealth, not a few hundred a month that can be wiped out with one CapEx item.

But, there are certainly several items that would give me pause.  

So, in reality every month your moving close and closer to sucking out months/years of profits via items aging out, cap-x coming to bear. 

Reassess whether you need the home warranty, flood insurance, or other items.

Additionally, they should help with coordinating your home inspection and if needed, getting GCs to walk and get you an itemized bid as well!

I know that my *least profitable* "door" right now nets $518.51 every month (I just checked), and that's a number I'm satisfied with relative to the amount of work I'd have to do to improve it, and I'd hazard most people who are door collectors aren't making anywhere near that kind of money on probably their best units.  

But you do need to give the deal items for worthwhile info.  

That could be achieved without spending an inordinate additional amount in cap ex; In fact all I have seen had these items in common1.
