I couldn’t even get them out of the home once the lease expired and Nomad would not help guide me in what steps to take or Colorado laws. 

I let the seller/borrower/co investor know that this is my offer and it’s what I’m willing to do.

When applying for loans, do not list your wife as the co borrower and vice versa.
