I'm barking down this whole creative financing avenue and trying to find more about what banks will and won't do.

On my rare moments of down time I enjoy photography, traveling, college football/basketball, petting llamas and talking to my dog about the emotional benefits of barking less.

Both have had German Shepherds they leave outside, dogs bark all day tenant doesn't care.

hmm;  Love my wife's expression that applies here:"Why have a dog and yet bark yourself?"

But there is a dog inside barking and a lot of dog pops on the dirty carpet.

Lawn, bark dust, trim shrubs, wash windows.Paint interior.New flooring.Do heavy cleaning to tub, sinks, faucets and appliances early to evaluate whether they need to be replaced.Other cleaning, repairs, and replacements.Install smoke detectors & CO2 detectorsPrior to placing ads, the following needs to be decided/ready: estimated unit availability date, how to handle utilities, market rent amount, deposit amount, any updates to application, policies, or screening process.

They are almost always all bark and no bite...especially if you stay professional, neutral, calm, and friendly/polite.Keeping one good tenant while costing you multiple good tenants is obviously not worth the trouble or lost money.

Oregon and Washington have very strong anti equity skimming laws and what you can and cannot do with someone in foreclosure.Suggest you read those statutes before en barking on this path.that said people break the law EVERY day  doing this..
