I would not agree..often I will be looking around on the mls and see a recently sold that went for way under the listing price and looks like something I would have been interested in(kinda gives you the "I could have had a v-8" feeling like in the old commercials).Might be different in a better market, but right now I feel like there is alot of opportunity on the mls every day.
