Consider the Local Tenant Pool & Seasonal Demand•Gainesville is a college town, so student tenants might be a big part of the rental market.

@Brett Henricks - I attended a large DST provider's conference last week, and asked around about Crew to other Investment Advisors...nothing remotely positive was said.

I would recommend attending some local meet up groups or REIA meetings.

I'm currently attending university for Marketing, however I found an interest in Wholesaling about a month ago so I'm definitely newer to this.

Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.

People have mortgages, kids in college, caring for elderly parents or kids with special needs/ Many of them now have no idea what life is brining for them in the near future.

The money you took from our builds was for a 5 year old college future.

Chris, when you say 95% of brokers are eliminated for not being able to provide successful transaction references, are you referring to actual mortgage brokers, or are you referring to the people that attend a “cash flow” seminar and believe  the easy money hype? 

Start by attending real estate meetups, BiggerPockets forums, and local investor groups to connect with potential partners.
