And of course solvents from cleaning up cars and parts.The problem is that with heavy ran, all those chemicals tend to rise up out of the water-soaked ground and run off into the area.As an aviation side note, it used to be common that small airplane pilots would use fuel testers on their gas tanks by sumping a little fuel from the wing tanks to check for water contamination.

what I know is if you take the course you too can own a Lambo Hurricane. just like the clever investor... its one thing to get a real mentor type relationship that you pay for @Gino Barbaro I don't know Gino personally or anything about his mentorship programs.. but I do see that he does not lead with his automobile or his airplane or any other trappings of success...

At this rate, even accounting for vacancy, cap-ex ($30/unit/month), and a 5% reserve for a property manager, it's still an 8.65% cap rate, and (depending on the financing terms I ultimately end up with) will cashflow between $3.5-$5K a month.I got this under contract because of a combination of their realtor being inexperienced (She only listed it on one MLS service, not even in the correct county), the owners being burnt out (one of the owners tragically died in an airplane accident), and sticking to my strike price.

what about recapture.I bought 2 airplanes at 440k for one and 280k for another with section 179.. it worked well but when I went to sell I had to recapture.. check with CPA
