(Think art show, craft shows, home shows.) some soldiered on but many can’t afford casino or convention center prices.

Probably not the most sound advice but I often tell my soldiers as they are getting out to purchase a home where they are etsing to before they lose their LES, so they don't find themselves in this situation.

Don't be afraid to offer on properties and lose out on them, and after a few overly-cautious deals (since losses right out of the gate can be difficult to recover from), realize you'll always have some losers (I lost $30,000+ on one “flip”, but was able to off-set that loss by soldiering on and having a couple of winners immediately thereafter).

It was also founded by indentured servants, escapees from same, soldiers & deserters & people who believed in community, helping one another, ( think of community House raising/barn raising as just want example). .A founding father created concept of free libraries e.g.

Rent to other Soldiers. 

Now, if you can show me a "guru" who has local communities of investors, please do so.If you can show me a "guru" whose local communities of investors were approached by a branch of the government seeking help to house their returning soldiers, please do so.If you can show me a "guru" whose local communities of investors are developing programs even the "guru" doesn't have, please do so.If you can show me a former student who is dissatisfied with their education, please do so.

I am wondering what a mess and how many dead soldiers I have behind my walls!!!

I have helped and witnessed way too many soldiers who lack the reserves to deal with vacancies and repairs from a distance in addition to property managers taking advantage of them from thousands of miles away.

Don't forget what happened at Walter Reed and these were soldiers under our goverment's care!

I doubt it will be drastic but you never know, a huge cut in Soldiers will have a dramatic affect on real estate in the area just as it did when the base expanded 10 years ago.
