End of the day it will work or it wont..if it plays out the way you want it to or think it will then you will be the winner..  

It's been a while and I realize I've been posting a lot less, but I came to the opinion that THERE ARE LOTS OF YOUNG PEOPLE WHO ARE A WASTE OF SKIN and IT'S VERY POSSIBLE TO FAIL AS A PARENT through my experience as a teacher.The worst failure as a parent that I ever saw in my position was a Greek national lottery winner.

It doesn't seem like you have the experience to say that the deal is a winner.

The past "spectacular returns" make you an overall net winner with them?

(or better yet, both)If it looks like your probable income will cover all expenses and debt service, you probably have a winner.

With that said, if you take either route, manage it responsible and hold it for the long term term, you will almost certainly come out a winner in the end.

And when you look at it that way, RE is still the clear winner. 

If it turns out to be slightly better or worse no matter this is a winner and you should get it done ASAP.

Adding...turn over and vacancy seem to be the big topics that BP doesn't discuss.SURE a C- property looks like a winner on paper. $800/mo for $40k is 2% rule, that's crazy!!!
