I would be focusing on cleaning up bookkeeping, communication portal with client, vendor list management, payment processing, etc. 

Our tenants have also given us very positive feedback about their experience with it, and nearly all of them use the online portal to pay their rent.

The tenants use the mgmt. company's portal for opening work orders which get forwarded to me.

Plus they had a bogus $40 a month tenant fee to use the portal to pay rent, request maintenance.
