I am not sure where to begin. with your septic and well you'll need to do site layout first with a land planner or the county. after that you'll need to check setback requirements and design plans and start budgeting with a builder. once you have a confirmed plan set and budget broken down and builder selected then you can talk to banks. most people think it starts with banks

I am doing my due diligence to add an additional unit to a property here in California and the city planner said if it zoned R1 you can have up to 4 units.She also said that it cannot exceed 1200 sqft.

@Jessie Dillon sometimes your financing will have requirement for this but I would absolutely recommend following every financial planner/advisors advice here - have 3-6 months of reserves saved up at all times.

With what you're trying to do I definitely recommend speaking to an agent that is familiar with what you're trying to do as well as a financial planner THAT ACTUALLY DOES FINANCIAL PLANNING.You'll come to find that most financial planners are 100% commission based life insurance agents disguising themselves as a financial planner lol.Good luck!
