I understand that each person's situation is different and unique and can appreciate the insight you all offered. 

Having a person answer the phone costs the PM company substantially more than operating a support button with a delayed response.

Offer a personal guarantee (reduces investor risk if you have the balance sheet for a PG to be worth anything).  

This is what the person basically said to me when they tried to explain it!

I've found the people who want to charge for their time and "mentorship" typically need the money because they are struggling- maybe not the best person to take financial advice from. 

Jeremy, I hope you don’t take this badly…..I noticed your posts don’t get much “traction” The reason is they read like slick marketing “puff” pieces you find posted on LinkedIn all the time, rather than personally engaged discussions, If you want significant engagement, just write something out, and don’t even “edit” it, just go with the first draft, giving the effect like a personal conversation with someone.  

If someone injures themselves and sues, they will sue the LLC, not you personally.

Be candid and do it in person.
