In Canada, you are going to have to look for value add opportunities in provinces that don't have rent control. 

I read an astounding article today regarding rent increases in Prince Edward Island.https://ca.yahoo.com/news/forged-lease-document-leads-house-204956798.htmlEssentially if a tenant leaves a unit and you rent to a new tenant.. you can only increase the rent by the % set by the province.   

If just managing it, check local and province laws about what certifications or licenses you may need.

I’m about to own my first condo in Longueuil,QC but I will likely be leaving the province because of my work so I would like to find a property manager for my rental.

I am looking for a real estate agent or broker in New Brunswick, Canada that is really familiar with these areas and out of province purchases.
