Is that a good enough history to get better HML?

I've also since realized that I don't think my personality matches up well with the thick skin needed to be a landlord, and the deals I've found (yes, I know many can say I'm not finding good enough deals) don't have a ton of room for property management fees (or if they do, they're in areas that I would never want to have to go - and I would if something ever happened w property management). 

If they are already buying in that neighborhood then they may like your deal if it is good enough. 

but if the deal is good enough and its the only way to get it done.. its a win win.the transaction lenders for double close.. generally only put the money in the day of closing and get it back basically same day..

But if the deal is good enough that might be worth it to you.

Once it’s in their fold, they seldom monitor price, or respond to reviews, etc. if things are operational they consider that “good enough”. 

Only you can decide what's best for you, but for me a year usually feels like a good enough time to get a STR business off the ground.
