You might have a quicker path if you work for another broker, pay and benefits will probably be less than a larger institution, but the ladder is shorter.There is also the path I took, going with FDIC as a bank examiner, that gives you experience quickly that most brokers would never gain in the business and it opens doors widely.

I don't do section 8 but 1 of my places has some neighbors who are. on the program. last summer, 1 evening, i was trying to rent out the place; there was a nice couple w/ a baby coming over to look at the unit. they were outside & I met them. the neighbor, section 8, with her door wide open, was singing (very badly i might add) at the top of her lungs. maybe she was hoping simon cowell was stopping by?

Most target 15 - 20% though having a 15 year amortization is definitely hurting that number some.In my opinion, having almost a 15% range on your ARV is WAY too wide, you need to know exactly what it will list for

The door is 28" wide but I did some reasearch and it looks as though this is ok since the house was built in 1890.
