The actual money may be maintained in the same reserves account, but, the way they are accounted for once spent are different.Maintenance and repairs are part of your ongoing operating expenses and are items that are relatively small in costs and routine repairs.

If you sell one, you could get one more property mortgaged, but if you try to get two then it will probably really be cutting it thin on the DTI and I'm sure it will be hard to buy the second one all-cash unless you are looking in an area that you are uncomfortable in.

It's great if everyone would all get along, but from a business perspective things could get uncomfortable pretty fast with another person in the property that isn't in your group of friends.

If anything comes up in the inspection with which you're uncomfortable, you can go back to the seller and ask for concessions or cancel the contract outright and receive your earnest money back.

I have learned that a routine repair at a rental property can be thrown totally out of proportion by the tech, handyman, professional saying something that the tenants misconstrue  when fixing a problem  after a  tenant calls me with an issue....

If the current owner has awful tenants and a property in disarray, who knows if he has skimped on routine maintenance, leading to a lot of deferred maintenance (which you need to underwrite into your financial modeling).Keep this thread informed as to your progress!
