After selling couple of rehabbed properties I have consistently come across the following issues :During the inspection period I always see following issues come up.Electric panel issuesHVAC issuesMost of the times I don't replace Electrical panel and / or HVAC. my question is how do I go about making sure that I don't run into any big objections from the inspector.

my neighborhood doesn't support granite...again going for durable and cost effective.Paneling - the living room has paneling and i was thinking about just painting over it and not risking pulling it down and opening the pandora's box that MAY lie beneath.

I guess one thing is weather or not they say everything is OK you still go in for inspection. excuses are need to photo graph elec panel for insurance, need to check filter on furnace, need to check something that makes sense,,, Nice to do within 3 months and at least get your nose in the door every 6.

These panels can be pricey but they're meant for sub-grade and you can install anything on top of them (real wood, engineered wood, carpeting, tile, etc.)

The house does need very minor repairs such as paint, vinyl floor is pealing up in a few rooms and dining room has wood panel walls I was going to dry wall instead.

I suggest you take detailed photographs with time/date stamps of the electric panel and any other pertinent parts of the system.
