The PM is held accountable to their duties and responsibilities and they should work with property owners that are going to take responsibility to protect the public from potential exposures and will follow the advise of the PM so the risk is minimized for both parties.Lastly there are a few companies that will list a PM as an additional insured but they seem to be a dying breed (probably due to claims experience).

Of course, poverty breeds desperation which in turn breeds crime, so if you're going to invest in areas where folks have unstable employment with low wages (and therefore very few choices about where they can rent), then you'll likely see higher crime rates in those areas.

IF accepting the emotional support animal would be at a detriment to the owner, such as a landlord insurance policy possibly being cancelled because of a vicious breed of dog.I know its scary and crazy, I feel like I walk on eggshells sometimes.

Since you've already checked with your Insurance Company (and they've specified Pit Bulls are not a restricted breed), your hands are fairly tied in dealing with this issue.

The bottom line is that a tenant's dog bit someone and not all insurance policies cover incidents from animals of certain breeds.
