Its an investment property so you don't have to buy it.I took my down payment and put some back into the stock market, so when it recovers I'll hopefully have more for the down on my next property.

Completely different from 08. 08 was a years long process to develop and recover. 

The danger in this is that tenants will assume that they are off the hook for 3 months worth of rent.Obviously the quicker we recover from this, the less problematic it will be. 

As time went on, the list got more and more expensive, and rents were no longer a premium to market.Since the areas recovered I had no trouble finding market rate renters and so am now down to 1 Section 8 tenant.  

The market panic is related to the uncertainty of how long it will take to recover.

There is a lot of uncertainty, but just like the pandemics of the past, this will pass and things will recover.  

I was going to try my best to see if I can recover the huge amount of cancelation after Disney closed.

Once the pandemic goes away, I think the bruised economy will recover much quicker than the gradual healing that took place 10 years ago.

I'm personally pretty excited about our market over the last 3-5 years and don't see things slowing down anytime soon (so long as they economy recovers as we all hope it does).
