Forecasting future growth/value appreciation isn't a exact science (in other words speculation can't be totally removed from the decision making process), but you are heading in the right direction.Look for trends like current or major community infrastructure investment (need infrastructure to support future growth), strong regional employment prospects (the number one reason why people relocate is professional pursuits) and areas that appeal to the various buyer needs (good schools, low crime rate, etc.).

What I have heard from people who are in large multifamily now - is that their biggest regret is that they didn't start sooner because it's easier to scale.Here's a goal I made in light of my pursuits: Within 2 years, I will buy 300+ MF properties in the/outside the (still determining area - maybe Plano, Texas) area that will earn an average annual return of 15%, double investor's money in 5 years or less, and will earn me an additional $30k per month net income (after tax).

The pursuit is worth it, it is a little harder than perceived because a realtor into broker is really running a good business with good marketing, advertising and sales.

I began my pursuit nearly 2 years ago, with a 3 day seminar for Fortune Builders. 

A DSCR loan for a turnkey property that you can rent out and manage from wherever you are could be a great option for you given your pursuit of basketball overseas.

Would you be skiing/ hiking/ outdoor pursuits, or visiting museums, art galleries, and restaurants?

To be more successful, you simply have to work on the other elements to progress your REI pursuit.

@Leslie LaBranche I don't have experience with this, but it sounds like a noble pursuit that would fill a need.
