In my process, the attorney does the preliminary title work (this is done before the sale), reviews the SP file (also before the sale), I attend the sale and fund 5% deposit, the attorney interfaces with the trustee, provides title opinion, orders title insurance (sometimes at reisssue rate), interfaces (if necessary) with the county/city.

They all "tire-kicked" my car even though it looked brand new (they didn't pull a car fax considering they were doing there preliminary work)..basically I was acting as a used car salesman and they were being the typical bargainer trying to get a deal...

I've been mainly using Realtor & Zillow for the preliminary searches to get a feel for the Southern MA/RI area, but if you do know of some reputable agents and are willing to connect us that would be greatly appreciated!

Best to get at least a preliminary title report so you understand clearly who the legal owner was and what liens have been recorded. 

Shame on them.I would wager that 99% of AirBNB hosts don't have the capital or pull to buy a mega major IPO like this at IPO price so in that sense IPO price is already a discount.

In fact, I'd wager it would be a detriment to about 50% of the potential buyers.

Contractors are also extremely busy right now, so if you don't have the property under contract you shouldn't expect any contractor to waste their time giving you a free quote for a project that has a very slim chance of actually happening.So ideally, you should be able to inspect the property, create a SOW and create a preliminary estimate upfront for the property so you can make an accurate assessment of what the property is worth and what you should offer for the property.Once you get the property under contract, you will generally have a 10 to 14 day window to perform inspections/due diligence where you could have an Inspector or Contractors out to give you quotes...but again Contractors are extremely busy, so it could take a week+ to get Contractors coordinate and get a quote back.Once you get your Contractor quotes back you can re-evaluate the deal and make a 'go/no-go' decision or renegotiate a price reduction.With that said, you could wasting a lot of peoples time by not knowing your numbers up front and making bad offers that you can't stand behind.  

Some lenders may perform a soft pull with permission.So once the prospective buyer has shared this ‘unverified, best-knowledge’ information, a preliminary scan of the prospective buyer’s financial health is performed, and the lender then provides a good-faith estimation of how much the loan seeker may be able to borrow.So pre-qualification can be a very quick process – with many lenders providing online utilities that facilitate easy information gathering for this preliminary assumptive step.
