Starting in some niche is being a technician on one machine you'll never be an engineer to devise your own deals out of different situations unless you know the basics.Then, you'll be able to vet any mentor, you'll know if they know what they are talking about or if they are snake oil sales types with strategies and programs that are designed to separate you from your money. :)

Building located in good location with plenty of parking.Asking price: $1,250,000.00Gross inc: 264,000.00OE: 120,700.00NOI: 143.000.00Maintenance appears to have been kept up and facility seems to be in excellent condition.Any thoughts about this and what I should be considering given my lack of commercial experience?

The last time I asked the agent he didn't know if the property has a laundry facility or not and he didn't know where the tenants would park (since it's a 5-plex and they had 4 spaces up front).

We are on oil and in the end they replaced the controller and on last call a cad cell which is apparently a tiny but important part... good luck.

exactly....you would NOT believe what we have seen pulled out of the blower motor because they removed the filter (but forgot to replace it).We even had one filter so clogged it got sucked into the blower motor fins & was subsequently shredded.I can remember the days when you had to go in once a month & oil the blower motor bearings by hand but those suckers ran forever.

Thanks for the feedback.I have a bachelor's degree BA: urban planning major, and I started a master's degree in facilities management, but it wasn't teaching me anything I didn't know already from my previous position, and was a private institution.
