Regarding asset prices, I realize the SF Bay Area is a unique animal (geographically constrained land, bound by oceans and mountains, and it has Silicon Valley as well as difficult development requirements - it's a unique ecosystem, that's for sure) but it doesn't seem to me that rent control has negatively affected prices that much.

If your looking to do a value add job you will most likely be looking into B/C neighborhood (middle class, Blue collar).

Some folks also look really hard at cities with blue collar jobs that can’t outsourced overseas (large hospitals, distribution centers, major airports, etc). 

Just another version of "sir" in the south especially with blue collar workers.
