You hadn't disclosed your intent for the property, but for resale or rental, it would be good to just look at the quality of similar properties, then try to match or slightly go a step up, in order to increase your ROI.Once you've identified what it is you really value currently, it's best to get 3 estimates and see if you're getting the same values for each. 

If so, I would increase rent to match the market rate at the first chance I got (lease renewal.)

Find your niche where there is little or no competition.A couple of years ago, Bill Gully (I tried to use the @  symbol but he didn't come up) suggested in this forum that there were more than enough notes to buy in your own area.

We also striped the siding and the roof and added all new so that the old part of the house matched the new part of the house. 

I have done a bit of research on modular homes and think it might be cheaper than to build a place from scratch, however I am having trouble finding a model that matches my vision for this center.Does anyone have any experience building in this area of the country or have any advice regarding modular homes vs building (construction loan)?

We learned this the hard way in JP the first time we turned over a 3bd; left it offline for a month to gut bath and kitchen, ended up not renting it until February (only willing to drop rent so low - we were positioned to float it, just would rather have not - but feedback was all "I don't have roommates yet but I love it..." and we didn't want to match-make, either).

I think long term government bonds could match or come very close to that.

Not sure the life expectancy of a STR is going to match my 30 yr note lol.

But I'd always caution as your QI that it would be better to match the deeds as closely as possible and then quit claim into the trust after the fact.
