We screen first, telling tenants that we don't accept smokers, we want a 670 credit score or more, that we want them to bring verifiable gross monthly income at least 3x the monthly rental to any showing we set up, etc.

Unless you rent out a room in the actual property you are living in (and the owner is there when rented out), you are limited to 30 rental nights max a year of short term rentals (and they won't accept a short term unit or ADU within a multi unit building where the owner lives in a different unit and wants to short term rent a vacate unit.

After the seller accepts your offer, you'll be able to do the inspection, and you should get copies of contracts and estoppels from the seller. 

I will give an offer today and if accepted will close in a week or so.

This is NOT marketing or lead gen, and yes others do it but I don't know of any industry where so many new people are taught that this is an acceptable form of "marketing/lead gen".- Go to any fb real estate group and search a "deal" and you'll likely find it listed on that same forum by different people with different prices.

I accepted the 2.5 week wait because as a rookie I was worried I might not get someone else--the next day I had to turn down someone who would have moved in on our "available" date.
