Most of the time I don't think that would be an issue, but with small independent managers, it might be.It is very hard to cash flow a property when the largest expense is management fees and those approach or exceed 15% of the income.

@Janeile Cudjoe-Myers - This could be a really interesting property, it deviates from several of my personal thresholds, the largest being I refuse to buy anything that I can't pay the mortgage on from my regular income so should the property be near-vacant I can never be bankrupted.

A little more insight/clarification: the other 2 bedrooms are HUGE (not sure exact size on those either, but they are the largest bedrooms I have ever seen in a rental), so currently we have 2 people to a room in those.
