When / If there are secondary lenders for LLC / commercial loans (that do not hit my credit) there will be I'm assuming another 2k after the "seasoning" period. So now I'm $5500 in closing cost alone....My thoughts are if my lenders will close fast enough for my sellers I can rid myself of the cash closing unless it's just a crazy good deal, but I would love any feed back on ways to move into a 30 year when I'm pulling my cash back out. Also should I use the portfolio portion of the loan to acquire and slowly move them into 30 years?

This is of course risky, but you have very ambitious goals and it'll take risk to get there on your own.2) Focus on finding investing partners whose strengths are your weaknesses and visa versa. 1+1=3 in this game and, so long as you partner with the right people, the smaller piece of the larger pie should go a lot further towards feeding your lifestyle.Good luck and feel free to reach out if you think I can help!

There's generally less of a "feeding frenzy" and thus more opportunities for a couple classes of property: 1) larger 5+ complexes weed out a lot of first time buyers who don't have the cash or experience to work in this space. 2) "C" ish properties tend to attract fewer offers than solid B+ properties in this market.
