Based off what everyone has pointed out, the ROI is not worth it.I tried to be green to help the planet, but it just doesn't make sense to do it.

If a large repair or tax/insurance hike were to happen with a multi-unit than you at least have other units cash flowing (usually) which helps stabilize such unexpected costs. 

The knowledge gained from the podcast helped me purchase my first three investment properties, and a piece of land.

For most lenders, they wanna see a 12 year lease in order to count the income to help your debt income ratio. there are not many lenders that I know of that will include short term or midterm income as part of the income side of your DTI.
