Long story short the rents are heavily depressed and to be honest I am not sure how the current investor makes a profit so first order of business is to sub meter the property though I was curious to know whats the best way to go about this?

@Spencer Gartz I do agree with the differences between commercial and residential and yes I will lean pretty heavily on my attorney to make sure I'm safe with the law. 

I will utilize the search feature and notifications heavily. 

We own our heavily-renovated, very nice 2BR/2BA with detached office space in the highly-desirable neighborhood of Silver Lake.

So in order to show a profit the owner needs to be heavily involved.

Hey ella, if your DTI is not heavily affected by your liabilities then it all comes down to how comfortable you feel purchasing something while having that monthly payment.

"less than two miles radius from the M&T Stadium" covers some high end neighborhoods and others that consist heavily of abandoned and boarded up homes.

I use the rapid lead paint testers on older homes.I also check the electrical panel for those that no longer meet code & check for a heavily corroded bus bar.

I rely heavily upon my fiancé, myself, and some of our friends/family who have construction experience to do the renovations.
