With the additional stress test and other requirements, many new buyers are caught off guard with the additional down payment they need when the banks come back with a lower appraisal. 

It definitely was something that caught me off guard because as I used the BP calculator to analyze deals with the 10% PM monthly charge, it doesn't take into account the placement fee of one month's rent.

That said, we try to dummy-proof this issue by installing gutter guards over the gutters so that they don't need to be cleaned.

One of the tenants has gone ahead and hired a night security guard to watch the building from 11PM-7AM for $200 per night until the landlord fixes this gate.  

Now, I am trying to use a door knob that can't be locked below my smart lock and then install a chain door guard from inside.
