what are the pros and con in having a real estate licence when buying and flipping and buying and renting?

I have HAD my Real Estate Licence, but let it drop. 

If you need the class room environment you will need to find a Real Estate School in your area.I was an Investor before I received my RE licence, so it is not necessary to have one before you start Investing.

The Sheriff will serve the Eviction notice.This eviction company you are using are they Attorneys, or have some kind of licence to do this?

I wonder how (if) they are going to enforce it.With a Realtor they can always threaten to pull the licence, but it seems like for a non-realtor, they would have to be cited/fined somehow by someone (the Police???) 

As a house flipper and wholesaler in NYC I've found it very beneficial being licenced.

hi alli.am moving into simple property locating for investors and flippers...non licenced no thank you..i just simply want to give definet referrals through my own active footwork and networking...i prefer investors that wish to hold and utilize rental income or house flippers... i have a specific market of realtors to targetmy thing is doing this out of state a difficult task to establish?

Well, I'm in an interesting position for this post,  as I just sold a couple of properties and ended up with a bit over your fictitious "payday".  

I have amounted a great list of lenders, contractors and realtors in the past 5 years, so im not starting from scratch so to speak. it also helps that I'm handy and have licence professionals in my family

Im a newbie but there is tons of valuable information on YouTube and you dont need a RE licence
