Let them know what you are doing - that this is an investment property and that you need durable material that is not super expensive but that looks great.

I prefer the longevity and "heft" of percale (percale is 1:1 vertical/horizontal, sateen is 1:2, 1:3, etc -- softer but less durable).

Yes, some markets are softer than others, but in quality markets where you want to own property...low balling is a waste of everyone's time and eventually reputation.Low balling is not a durable strategy - it's a get lucky once in a blue moon strategy.

The wood look tiles are really convincing and if you get a commercial grade product, the wear layer will outlast most anything else on the property.  30mil vs. 8mil.If you do decide to stick with carpet, for durability sake, I would go with a nylon or olefin, low pile, low profile loop/berber pile NOT a cut-pile!
