I can put a deed restriction on the property to four occupants OR I can add 2 additional leach field drain lines for sceptic.Dilemma: Pay at least 5k for new lines and no deed restriction or just allow deed restriction.

That drain on cash flow can sometimes be too expensive for the solo agent.Don't give up on the short sale route.

Stay away from anything with HOA fees as they drain your cash flow and are unpredictable.

The repairs are minor things like sink disposal not working, shower drain plugged up (probably a draino job) etc.

Every expense gets billed to the owner, incl. clogged sink drains and complaint about a "busted"  garbage disposal that actually doesn't exist.

The second plumbing company said that the risers was drain pipe and not sewer pipe.
